Position Overview

To maintain the integrity of all building systems, operate the building efficiently, and perform a variety of tenant services.

Desired Competency, Experience and Skills :

  • Minimum requirements include at least 4 of the following :
  • Comprehensive training and certification in HVAC or Operating Engineering Technologies and/or equivalent job-related training and experience
  • SMT / SMA certification or enrollment in program
  • Universal CFC certification required
  • Minimum of 10 years of field experience
  • Continuing education in the field
  • Strong problem-solving skills related to technical programs
  • Ability to work independently with limited supervision
  • Strong computer skills necessary for operating and diagnosing issues with Building Automation Systems
  • Advanced knowledge of OSHA, NEC, and NFC codes and regulations

Responsibilities :

  • Operate, maintain, and repair all building systems including HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying.
  • Install, troubleshoot, and repair complex mechanical and electrical equipment with minimal support.
  • Coordinate work assignments, plan tasks, and ensure timely completion of work and paperwork.
  • Employ service procedures and techniques consistent with first-class standards, following preventive maintenance and loss control programs.
  • Ensure safe and efficient operation of all equipment, tools, and uniforms; maintain cleanliness and organization of work areas.
  • Follow safety procedures and company policies.
  • Assist in technical training and evaluate the progress of less qualified personnel.
  • Help establish annual performance goals for staff.
  • Inspect building areas, report deficiencies, and suggest improvements.
  • Monitor contractors and inspect their work, generating deficiency reports.
  • Be available for various shifts, including extended hours, nights, weekends, and holidays; respond to emergencies.
  • Maintain a positive attitude, exemplify good tenant relations, and demonstrate team spirit.
  • Support employee development as recommended by management.
  • Provide technical support to senior engineers.
  • Assist in monitoring OSHA compliance and loss control programs.
  • Perform other duties as assigned.

Essential Functions :

  • Stand, walk, reach, and use arms regularly; talk and hear; occasionally taste and smell.
  • Sit, stoop, crouch, kneel, crawl, balance, and climb stairs/ladders frequently.
  • Lift up to 20 lbs regularly; occasionally lift/move over 50 lbs.
  • Visual abilities include close, distance, color, and depth perception.
